With most types of ownership of vacation timeshare in today's world there are few problems.

But dream holidays come in all shapes and sizes - and so too do holiday scams.

Vacation clubs, also known as travel clubs, are sometimes sold as a flexible alternative to timeshare and are usually some form of booking service for discounted vacations.

But they are not the same thing as timeshare- and there are many bogus vacation clubs.

The reality doesn't always live up to the promise and you don't automatically get the same cancellation rights as with timeshare.

Many times the problem is because these clubs are in reality only representing what is known in the industry as "burn weeks" -- weeks that have not been used as of a short time prior to the start date, thus they are about to "burn" and be no more.

The inventory available is often left over for a reason - off season weeks or low demand areas. Sometimes the units are fine and come available do to cancellations but that is not the usual case, so use caution before investing in a vacation club.

There are some vacation clubs that are really genuine timeshare where the units are in fact owned by the club, so it is difficult for the layman to be able to tell the difference.
